About this course
Owning one rental property is a meaningful step toward financial independence; managing a growing portfolio — acquiring properties systematically, refinancing at the right time, retaining good tenants, and maintaining quality across multiple units — requires a different level of organizational and strategic thinking. This course examines the long-term disciplines of the serious buy-and-hold investor.
By the end of this course you will be able to develop a portfolio acquisition criteria framework, model a cash-out refinance strategy to recycle equity into additional properties, design a tenant retention program to reduce vacancy and turnover costs, and evaluate when a portfolio reaches the scale that justifies a professional property management relationship.
What you will learn:
- Portfolio acquisition criteria: defining your target market, property type, price range, and minimum returns
- Equity recycling: cash-out refinancing mechanics and the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) framework
- Multi-property cash flow management: tracking performance across properties and identifying underperformers
- Tenant retention strategy: lease renewal incentives, communication practices, and maintenance responsiveness
- Transitioning to professional management: what to delegate, how to evaluate property managers, and fee structures
- Portfolio-level insurance: landlord policies, umbrella coverage, and entity structure considerations
- Long-term portfolio planning: holding periods, depreciation recapture, and 1031 exchange basics
- Scaling through partnerships: co-investing structures and how to evaluate a potential partner
The course follows two fictional investors at different stages of portfolio development — one managing three properties solo, one scaling toward ten properties with a management partner — through the decisions and challenges of sustained portfolio growth. Each chapter presents readings on the relevant strategy, a case example from one of the two investor profiles, reflection prompts, and a worksheet for planning the next step in your own portfolio development.
This course is designed for landlords who own one to three properties and are actively planning their next acquisition, as well as real estate investors transitioning from occasional buyer to systematic portfolio builder. This course is informational and educational; it does not constitute financial, tax, or legal advice, and all investment decisions should be reviewed with qualified professionals.
