About this course
Buying a single commercial property successfully is a meaningful achievement; building and managing a portfolio of commercial assets across a full market cycle is a different discipline. Decisions about when to hold, reposition, refinance, or sell require an understanding of how properties age, how tenant relationships evolve, and how capital markets conditions change what is possible and what is prudent.
By the end of this course you will be able to evaluate a commercial property for repositioning potential, model the capital requirements and projected returns of a value-add renovation strategy, develop a tenant retention and lease-renewal plan, and construct a portfolio-level exit strategy that accounts for tax, market timing, and reinvestment options.
What you will learn:
- Value-add strategies in commercial real estate: repositioning, re-tenanting, and renovation cycles
- Lease-up strategy for partially vacant properties: tenant targeting and incentive structures
- Refinancing and equity recapitalization: when to pull equity out and how it affects long-term returns
- Managing tenant relationships at scale: lease renewals, rent escalations, and defaults
- Portfolio diversification across property types and markets: balancing income stability and growth
- Navigating a down market: managing distress, working with lenders, and opportunistic acquisitions
- 1031 exchange mechanics and other tax-deferral strategies for commercial investors
- Exit planning: timing the sale, pricing the asset, and managing the disposition process
The course follows two fictional portfolio managers — one managing a three-property suburban office portfolio, one managing a mixed-use retail and industrial collection — through a five-year period that includes a strong market, a downturn, and a recovery. Each chapter presents the scenario, followed by readings on the relevant strategy, reflection prompts on alternative courses of action, and worksheets for modeling the financial outcomes of different decisions.
This course is designed for experienced commercial real estate investors, syndicators, and asset managers who have completed at least one or two deals and are thinking about the long arc of portfolio management. This course is informational and educational; it does not constitute financial, tax, or legal advice, and all investment strategies should be reviewed with qualified professionals.
